Cureton Street, Morrisville – Civil Overview
Project Overview:
Client: Kāinga Ora
Location: 10–12 Cureton Street, Morrinsville
Project scope: Deconstruction, soil remediation, ground preparation, service coordination, concrete works, fencing and landscaping
Completion: September 2023
What began as a deconstruction project for Kāinga Ora became an opportunity for TROW Group to demonstrate the full breadth of our capabilities, from carefully dismantling existing structures to delivering the civil works needed to prepare the site for residential living.
Cureton Street was one of three sites included in a single Morrinsville contract awarded to TROW by Kāinga Ora, alongside Young Street and Victoria Avenue. Our initial responsibility was to undertake the deconstruction and demolition works, clearing the way for the next stage of the properties’ development.
Post-Deconstruction – We were subsequently contracted by Kāinga Ora to carry out the civil works across all three projects, preparing the sites to accommodate relocated homes and supporting their transition towards residential use.
On the ground, our team was responsible for a broad scope of works, including the removal of residual demolition debris, soil remediation, ground preparation, aggregate placement, compaction testing, concrete footpaths and driveways, and the coordination of essential plumbing and electrical connections. We also progressed decking coordination, perimeter fencing, planting, mulching, topsoil placement and remedial landscaping to bring the site together.
The project required careful sequencing and coordination across multiple trades. With the relocated homes already in position before several of the service and external works were undertaken, our team had to adapt its approach to work around the existing structures rather than follow a conventional construction sequence. This called for practical problem-solving, considered site planning and close coordination to ensure the different stages could progress efficiently.
Quality and preparation remained central throughout the process. From addressing contaminated ground and reinstating areas disturbed by service installation to preparing and testing aggregate bases ahead of concrete placement, each stage helped establish the conditions needed for the next.

The Cureton Street project demonstrates TROW’s ability to deliver connected stages of work under one client relationship, bringing together deconstruction, remediation and civil construction to support a broader housing outcome. Rather than handing over a cleared site and stopping there, our involvement extended into the groundworks, access infrastructure and external finishing required to prepare the property for its next chapter.

Lot 1 and Lot 2 · Project coordination
The relocated homes arrived at Cureton, identified as Lot 1 and Lot 2. This marked a key transition from initial ground preparation to the civil works needed to support the homes and complete the surrounding site.
During the three-day period between completing the topsoil preparation and the homes arriving, the team was also undertaking soil remediation at a second site on Victoria Avenue, Morrinsville, preparing the ground for further relocated homes. Managing these concurrent projects demonstrated TROW’s ability to coordinate resources and deliver similar work across multiple locations.
May 2023 — Plumbing, electrical services and structures
10 May — Plumbing works commence
Service installation · Working around relocated homes
Plumbing works began once the relocated homes were in position. Unlike conventional construction, where services can often be installed before a building is placed, this project required the team to work around existing structures.
This created additional challenges for access, excavation and service connections. Careful planning and coordination were required to complete the necessary work while accommodating the homes already on site.
17 May — Electrical connections
Electrical services · Trade coordination
Corius arrived on site to begin connecting electricity to the relocated homes. This stage required coordination between the electrical contractor and the wider project team to ensure service installation could progress alongside the remaining groundworks.
Integrating the electrical work with plumbing and site preparation was an important part of delivering functional homes and keeping the overall programme progressing.
18 May — Ground reinstatement and decking construction
Aggregate placement · Levelling · Building coordination
Further aggregate and soil were brought to site to reinstate and level areas disturbed during plumbing and electrical installation. Rebuilding these areas was necessary to restore the ground and prepare it for subsequent construction.
On the same day, the construction company began building the decks for the relocated homes. Coordinating ground reinstatement with the start of the decking works helped progress the different elements of the project in parallel.
31 May — Footpath set-out and decking completion
Site set-out · Access planning · Structural coordination
With the decking works completed, the team began marking out the footpaths surrounding the homes. This established the locations and layout of the pedestrian accessways ahead of the base preparation and concrete stages.
Accurate set-out was important to ensure the paths connected appropriately with the homes and surrounding areas, while allowing the team to plan the next stages of construction.
June 2023 — Pathways, compaction testing and concrete
7 June — Footpath base preparation
Aggregate placement · Compaction · Concrete preparation
The footpath areas were prepared and compacted with aggregate, creating the base required ahead of concrete placement. This stage was important for establishing a stable foundation and achieving a suitable finished surface.
Careful preparation helped ensure the pathways were ready for the required testing and the next stage of concrete construction.
8 June — Ground compaction and strength testing
Clegg Impact Soil Tester · Quality assurance
A Clegg Impact Soil Tester was brought to site to assess the prepared gravel base. This testing provided a measure of the surface’s impact response and helped assess whether the prepared material was suitable for the next stage of work.
Incorporating testing into the programme supported quality control before the team progressed with the concrete pathways.
10–13 June — Concrete footpaths and driveway preparation
Concrete placement · Driveway base · Surface finishing
Concrete was poured onto the prepared footpath areas, turning the previously established aggregate bases into permanent pedestrian accessways around the homes.
The Lot 1 driveway and parking area were also prepared for concrete, with the base checked ahead of the pour. On 13 June, further concrete works were completed, bringing the project to an important midway milestone. Most of the pathways were now concreted, the decks and front-door patios for both lots were complete, and the wider site had been levelled, with further groundworks still to come.
14–27 June — Plumbing connections completed
Service connections · Trade coordination · Landscaping preparation
Our Plumbing sub-contractors arrived on 14 June to begin connecting the plumbing to the homes. With the houses already positioned, the work required careful coordination around the existing structures and the surrounding civil works.
By 27 June, the plumbing works had wrapped up. This cleared the way for the team to move into the next phase of external works, including soft landscaping and final site improvements.
28 June — Perimeter fencing and soft landscaping
Boundary fencing · Planting · Mulch application
The team began constructing the perimeter fence while also progressing the soft landscaping. Planting was carried out in the designated garden areas, followed by the application of mulch around the plants.
These works began to give the site a more complete residential finish, improving the appearance of the surrounding areas while helping define the boundaries and landscaped spaces around both homes.
